  • Dilapidations and repairs - This area can be fraught with problems for the landlord and the tenant, both during and at the end of the term. We advise on disputes concerning disrepair during the term, and on damages claims in respect of terminal dilapidations
     
  • Business Lease renewals - We act for landlords and tenants in unopposed and opposed lease renewal applications under the Landlord & Tenant Act 1954.  We advise on the timing and preparation of the landlord’s Notice under Section 25 of the Act, and the tenant’s request for a new tenancy under Section 26 of the Act 

    We also advise on the timing of applications to Court and Court procedure with a view to: 

    • Offering strategic advice regarding negotiations
    • Saving the costs of proceeding to a contested hearing 

  • Enforcement of covenants - We advise on the remedies available in respect of breach of covenant for non-payment of rent and other breaches of covenant 

  • Service charge disputes - Commercial service charge disputes tend to turn on the construction of lease clauses. We aim to analyse the issues swiftly in order to minimise costs
